Denham Data Centre
Land north of the M40 and both sides of Denham Court Drive, Denham

The Proposals
At this stage it is anticipated that the development proposals will include the following:

A Data Centre capable of up to 100 MW of IT load;

Up to 60,000 sqm GIA of data centre development including ancillary office space arranged across two buildings either side of Denham Court Drive.

The buildings would have a maximum height of 18m (external flues would be 3-4m in height).

Back-up generators to be used in the event of an emergency to keep the data centre up and running if there is a fault with the main power connection.

Vehicular, pedestrian and cycle accesses off Denham Court Drive.

Associated roads, car parking, security fencing and supporting infrastructure including an electricity substation.

Comprehensive scheme of landscaping and biodiversity enhancements (at least 10% BNG), including sustainable urban drainage.
An illustrative masterplan for the proposed data centre has been prepared which has carefully considered the site context. This illustrates one way in which the proposals could be laid out at the detailed design stage having regard to the site-specific opportunities and constraints including neighbouring uses.
The application will be informed and accompanied by a suite of surveys and assessments dealing with technical matters including amongst other things: transport, landscape, heritage, flood risk, drainage, air quality, noise and ecology.
