Introduction

An outline planning application is being prepared for a data centre on land north of the M40 and both side of Denham Court Drive, Denham. As part of this, the views of local residents and businesses are being sought on the draft proposals.

Before any application is formally submitted to Buckinghamshire Council, we are seeking the views of the local community on the draft proposals.

 

This public consultation website has been created to present the draft proposals to the local community in order to explain what the proposals are and to invite comments and views on the proposed development.  Leaflets have also been circulated to local residents and businesses.

Site Location Plan & Context

The site is located north of Junction 1 of the M40 (Junction) and both sides of Denham Court Drive, Denham

The Site itself extends to approximately 9.25ha in total and currently comprises two agricultural field parcels separated by a narrow road known as Denham Court Drive.

 

It sits adjacent to the strategic road network, as it is immediately to the north of the A40 / M40 Denham roundabout. This is a particularly busy part of the M40 motorway, and it exhibits an urban influence on its surroundings.  The M40 is elevated on an overbridge/embankment where it passes the Site.

 

A public right of way extends along the Site’s eastern and northern boundaries, providing walking/cycling links to Denham and the village’s local facilities and amenities. Mature vegetated boundaries restrict views into the Site from surrounding public vantage points.

 

The southern field parcel also features an electricity pylon on its eastern edge.

 

The site is located within the Green Belt but the Applicants consider that it would qualify as Grey Belt under recent changes to National Planning Policy.  Recent work by the Council as part of its Green Belt Review also points to this land being potential Grey Belt.

 

The Site does not fall within any statutory landscape designations.

 

There are no designated heritage assets within the Site boundary. The site is not located within any statutory and / or non-statutory designated sites, nor is it within or adjacent to a Conversation Areas.

 

There are no ancient woodland, tree preservation zones or trees subject to tree preservation orders (TPO) within or directly adjacent to the site. 

 

The Environment Agency's Flood Map for Planning shows the site to lie entirely within Flood Zone 1 which has the lowest probability of fluvial flooding.
